SF: First off, wishing you a huge welcome to the Labs Q&A series! First time here? Introduce yourself please!
MR: Hi everyone. I’m Martin Rouleau, a guest-speaker & supporter of Les Labs. I am a real estate broker and advisor with Engel & Volkers in Montreal, specializing in high-end residential property, and I’m passionate about everything real estate-related. I’ve completed over 1000 successful transactions in my career, and am humbled to have received the award of Engel & Volkers #1 broker in Canada for 2016* (*gross commission income).
SF: Sounds like you have a (very) busy daytime schedule with running the real estate market in Montreal! What would you say has been your main factor in achieving such a successful career?
MR: First and foremost: hard work. Knowing your market, connecting with people, and building a strong personal brand.
SF: How important has personal branding been for your career? Do you believe personal branding is important for all brokers trying to make their way in the real estate world?
MR: How can I say this correctly? Personal branding is…CRUCIAL. Whether you work in real estate or any other professional field as an independent, personal branding becomes your way of standing out from the sea of individuals around you. I spend time everyday continuing to work, refine, and carve out my message to my network, making sure it reflects the brand that I’ve spent years building.

SF: Martin, you have over 7K+ followers on Facebook and just achieved a major milestone – 20 THOUSAND followers on Instagram. How important has social media been for your career?
MR: One word: enormous. Earlier on in my career, it was all about print; now, it’s all about social media. I directly credit social media with making a deep impact on my success. Social media ties in directly to personal branding, so whether we’re talking about a website, a Facebook page, or an Instagram page, my message always remains the same. Consistency is key, but so is frequency. Make your message clear, loud, and deliver it often. Social media is an incredible tool to do so.
SF: It’s become clear that understanding how to use digital tools (social media, Facebook + Google ads, branded websites, etc.) has helped you acquire clients. Should all brokers be focusing on these digital tools?
MR: 100% – it shouldn’t even be a question. In truth, it should actually be a prerequisite to getting into real estate in 2017. A broker, or any other type of independent professional, that doesn’t have a personally-branded website and doesn’t utilize social media and paid online advertising properly is setting him/herself up for failure. Social media is an incredible way of building a loyal network that understands and believes in your brand; not utilizing that is a huge missed opportunity. It’s become clear that the most successful brokers today in any major city are the ones that master both online and offline marketing, social media, paid digital ads, and have a branded website – period.
SF: What would you love to see come out of the next generation of real estate brokers as they continue to engage with the digital/social media space?
MR: I would like to see the next generation of real estate brokers taking the profession to the next level: bring added value, think outside te box. It is extremely important to pay attention to what your colleagues are doing and to do better – to raise the bar. Let your colleagues inspire you and never be afraid to try new things. Keep it professional, but challenge yourself to take your career to new heights!
SF: Got any words of wisdom to share with any brokers looking to build their brand and sell more houses?
MR: The key to successful selling in real estate is building a network of strong connections. Without building your personal brand, there will be no network. Market yourself, use the amazing tools (both online and offline) that we have available, and squeeze the most out of them. Invest in your brand, and your brand will pay you back tenfold – it’s just a matter of time, dedication, and taking the risk.
